Vinyl plank cost per square foot in Central Florida (2026 real numbers)

Search "vinyl plank cost per square foot" and you'll get a range so wide it's useless, something like "$2 to $12 installed." That doesn't help you budget anything. So here are my actual, current 2026 numbers for Central Florida. These are the prices I quote, they're fixed, and they don't change based on how nice your driveway is.

My real per-square-foot pricing

Labor only — quoted in-home

You buy the flooring, I install it. Labor pricing is quoted when I walk the space. Labor covers underlayment, baseboards and transitions, subfloor prep, and cleanup. Good option if you already found planks you love or caught a sale.

12-mil supplied — $4.99/sqft

My entry supplied tier. I bring a solid 12-mil wear-layer plank and install the whole thing. This is the sweet spot for bedrooms, rentals, and budget-conscious whole-home jobs.

20-mil supplied — $5.99/sqft

My most popular tier. The 20-mil wear layer stands up to heavy foot traffic, dogs, and dragged furniture. For most families this is the one I point them to.

Premium supplied — $6.99/sqft

Thicker wear layer, full subfloor leveling, new baseboards and trim, white-glove finish, and a lifetime install warranty. This is the top of the line for people who want it done once and done right.

What those numbers mean for a real house

Let's put it in dollars, because per-square-foot only means so much. Here's what different sized jobs run at the popular 20-mil tier:

• One bedroom, ~200 sqft: about $1,200
• Living room + hallway, ~700 sqft: about $4,200
• Whole small home, ~1,200 sqft: about $7,200
• Larger home, ~2,000 sqft: about $12,000

Drop to the 12-mil tier and those numbers come down noticeably. Go labor-only with your own materials and they come down more. Stairs are a flat $90 per step on top, and if you need a guaranteed start within three days there's a $250 priority fee. That's the complete list of extras.

If a contractor won't give you a straight per-square-foot number over the phone, that usually means the price depends on how much they think you'll pay.

What's already included in my price

A lot of the sticker shock people get from other quotes comes from things that show up as extras later. Here's what's baked into my per-square-foot number so you're not surprised on the invoice:

• Underlayment. The moisture and sound layer under the plank. Included on every job.
• Baseboards and transitions. We set your baseboards and the transition strips at doorways so the floor looks finished, not raw.
• Subfloor prep. Basic leveling and cleaning of the slab so the floor sits flat and solid.
• Cleanup and haul-away. On supplied jobs we take the old flooring and the debris with us. You're not left with a pile in the garage.

When you compare my number against a cheaper-looking quote, make sure the other guy includes all of that. Half the time the low quote is low because those line items get added back later.

Labor-only vs supplied: which saves you money

People assume buying their own flooring always saves the most. Sometimes it does, sometimes it doesn't. Once I walk your space I'll quote labor-only, and you can compare it to my supplied 20-mil tier at $5.99. If you're paying full retail at a store for planks, the supplied tier usually lands about the same or cheaper because I buy at contractor pricing. My honest advice: if shopping for flooring sounds like a headache, let me supply it. If you already found a deal you love, bring it and I'll install it.

What makes the price move

The tier you pick is the biggest factor. After that it's really just square footage, stairs, and whether your slab needs serious leveling, which I'll flag when I measure so there are no surprises. I don't pad the quote with fuel surcharges or "disposal fees." Haul-away is included on supplied jobs.
